Architect Planning

Welcome to SSS Design and Build – Your Trusted Partner for Stress-Free Extensions and Conversions in the UK!

When it comes to extensions or conversions, having a competent architect is essential. At SSS Design and Build, we take the headache of technicalities off your hands, allowing us to navigate the dynamics of your dream home seamlessly.

Your architect plays a crucial role as the first point of contact in an extension project, responsible for submitting your plans to the council. This emphasizes the need for a trustworthy architect who truly understands your requirements.

Without a skilled RICS (Registered Institute of Chartered Surveyors) architect, obtaining planning permission from the local authority can be a challenging process. While Building Control and Regulations are more straightforward, Planning Permission can take 6-8 weeks and is subject to potential rejection. Thus, it is imperative to employ a competent and reliable architect from SSS Design and Build to ensure your works are adequately planned.

Beyond mere drawings that outline dimensions and proposed rooms, a good architectural drawing prepared for Building Regulations must encompass essential aspects, including:

  1. Manhole and Drainage Plan
  2. Foundation Plan in accordance with Ground Report
  3. Roof Plan aligned with the current run of joists/rafters
  4. Kitchen Utilities Plan
  5. Bathroom Base Plan
  6. First Floor Joist Plan
  7. Floor Design
  8. Window Locations

Our small team of two specialist architects at SSS Design and Build excels at creating both domestic and commercial plans, seamlessly submitting them to the local authority on your behalf. Additionally, we can facilitate the process of appointing an inspector, whether it’s a council inspector or a private one. Over the years, we have built a strong network of experienced inspectors, ensuring your project progresses smoothly and adheres to regulations, saving you time and money.

Once the architect finalizes the drawings, you will need Structural Calculations as part of a Calculation Pack. This demonstrates that a Chartered Structural Engineer from SSS Design and Build has carefully designed the specification of materials for your build. The Structural Engineer’s calculations include:

  1. Foundations (if not standard mass fill)
  2. Lintels above windows
  3. Steel RSJs (Universal Beam) or Universal Columns required
  4. Roof timber sizes
  5. Floor design for concrete or beam/block floor.

All of these components are essential for Building Control to provide you with a certificate upon completion. Moreover, having these calculations ensures your Home Insurance is valid and offers coverage in case of any complications resulting from faulty installations or unspecified materials.

At SSS Design and Build, we pride ourselves on delivering a comprehensive service, from initial planning to obtaining approvals, and ultimately, bringing your dream home to life while adhering to the highest standards of safety and quality. Trust us to handle every aspect of your project, making the journey smooth and stress-free, resulting in a home that exceeds your expectations.

In the West Midlands, all underground pipes are owned by Severn Trent Water. If your proposed extension or construction project involves moving a manhole or building over existing pipes, you will need a Build Over Agreement from Severn Trent. At [Company Name], we can handle this application process on your behalf upon written request. Keep in mind that Severn Trent will charge a fee for the agreement, and the fee amount will vary depending on the application type, as determined by Severn Trent.

Once you are ready to commence your project, there is an additional planning step you need to consider – the inspection booking. As experienced professionals, we have collaborated with a variety of qualified building inspectors. We can facilitate an inspector who will visit your site and conduct inspections at various stages of your project to ensure that everything meets the current standards set by the Building Standards Institution. This ensures that your construction adheres to the necessary regulations and quality guidelines.
